Preliminary Land Value Assessment
NBLC was retained by the Toronto District School Board (TDSB), in consultation with the Toronto Lands Corporation (TLC), to provide a preliminary opinion on the potential development opportunities that could be realised through the sale of severed portions of school sites across the City of Toronto. In total, 248 properties were reviewed as part of the study.
Sites were pre-screened to ensure the ability for each site to create a minimum 2-acre development parcel, while retaining a 2.5-acre parcel to accommodate ongoing TDSB functions. NBLC’s work program included on-site assessments of every property, land use planning policy and zoning reviews, market analysis, and development potential analysis. NBLC then developed a priority ranking system to identify short, medium and longer term severance opportunities.
Current work includes the preparation of conceptual site plans based on more detailed site planning issues, development feasibility and marketable housing types.
