Real Estate Market Analysis
The City of Hamilton retained NBLC in 2016 to provide an assessment of the expected real estate market response as a result of the planned LRT investment along Main/King Street and James Street North. NBLC’s role was to assess overarching residential market conditions along the LRT corridors, to provide commentary regarding the current development potential along the corridors as well as a forecast of expected development once transit implemented. A robust case study and market evaluation analysis was also undertaken to assess the expected impact of the transit investment on property values, demand for new housing, and overall land value capture opportunities. The City’s planning department is concurrently completing a rezoning exercise across the corridors and solicited financial analyses from NBLC regarding marketable development forms and zoning regulations such as minimum and maximum building heights, GFA, parking requirements, and other development matters.
