League Assets Corporation retained NBLC to conduct a market and development economics study for a 14 acre (5.7 hectare) property located in Colwood, a suburb of the City of Victoria, on Vancouver Island, British Columbia. The focus of the study was to examine the redevelopment potential of a retail strip plaza currently known as Colwood Corners, located where the old Island Highway transitions into Sooke Road, at Goldstream Avenue.
In order to accurately assess the Colwood City Centre redevelopment potential, NBLC analyzed the Greater Victoria key market indicators, such as income, employment and population growth. NBLC also examined the residential market housing market conditions in the Victoria Census Metropolitan Area, including forecasts on housing starts, pricing and absorptions. A result of NBLC’s input was a scaling back of the size of the project to better reflect market needs.
