Project Description

NBLC collaborated with a group of urban thinkers to develop a Master Plan to guide future development in the City of Mississauga’s Downtown. NBLC was instrumental in promoting and establishing a new fine-grained street network and vibrant Main Street District extending south from Square One Shopping Centre. Our analysis included an examination of market conditions associated with retail, office, condominium residential, purpose-built rental residential and seniors’ rental residential uses to inform the evaluation of the financial feasibility of specific blocks, development mixes and parking solutions.

NBLC completed Phases 2 and 3 of the Downtown 21 work plan in 2010, including the Main Street Strategy Report and the Downtown 21 Value Uplift Study, both prepared in association with the Canadian Urban Institute & Real Estate Research Corp. In both phases, NBLC worked with the area landowners and the City to formulate a strategic implementation plan and demonstrated the cost-benefit of the required implementation measures for this seminal City-building initiative.
