Cooksville GO Station Lands, Market Feasibility and Marketing Strategy
NBLC was engaged as a real estate development advisor by Metrolinx in 2019 to provide a market analysis, opinion of land value, and marketing strategy. This work was to be used by Metrolinx to assist in the preparation of the potential disposition of up to five parcels of land that present an opportunity for TOD and maximizing asset and revenue potential.
NBLC was tasked with determining the highest and best economic use of these parcels given prevailing market conditions and an understanding of transit impacts and trends on real estate markets. Given current conditions and trends, NBLC prepared development scenarios for priority parcels based on the planning and market directions (including height/densities) from the existing mobility hub study and discussions with the City staff and prepared pro forma models in order to estimate land value, as well as provide an optimal disposition strategy.
