Prior to submission of a development application, NBLC was called up on by SVN Architects + Planners to assist Vandyk Group of Companies in the preparation of a TOD Initial Business Case Framework for their lands at 327 Royal York and Metrolinx lands at 315 Royal York, which includes the Mimico Station site. The Mimico Station site is planned for station improvements and potential RER service, and the Vandyk site is planned for high-density mixed-use development.
Amongst other factors, NBLC’s research looked at the prevailing policy, zoning, development approval pipeline affecting intensification of the local area, demographic conditions and future community improvements, and compared various strategic, financial, economic, and delivery benefits of joint development for the area with and without the proposed transit-integrated development.
This research was used to assist in early discussions between Vandyk and Metrolinx, and led to the signing of a memorandum of understanding to enter into a development agreement to build one of the first truly transit-integrated, mixed-use high-density projects in the GTA. NBLC has subsequently been called upon to provide residential market assessments for the area.
